Metal doors need to be dusted regularly just like any other piece of furniture because dust can contain water-soluble salts that can lead to corrosion and rusting.
Unwanted resistance to hinges can be prevented by applying grease with an approved grease gun regularly. We recommend utilizing a grease that is suitable for marine environments on a per year basis.
Rollers can be serviced by spraying a light coat of lubricant on them. Clean any over-spray with a soft automobile cloth. Regularly lubricating rollers will ensure the smoothest, quietest operation and prevent future issues.
Check regularly for loose hardware, missing screws and proper engagement in adjacent panels/frames. If improper engagement is occurring, lubricate moving parts within the hardware, adjust catch plates with a file to enlarge engagement zone. Clean greasy smudges with a mild soap and soft automobile cloth. House keys becoming stuck in door is common. Spray lubricant into the hole and on the key. Engage the key and work the lubricant into the hardware until it no longer sticks.
Regularly check the threshold and threshold extension to ensure no issues with water pooling are evident. Clean often to prevent dirt and dust build up that can damage the finish of the thresholds.
Door sweeps should have a thin bead of silicone (matching door color) between the top of the aluminum sweep and door panel. This prevents water from working its way between the two elements and causing corrosion. Regularlycheck the seal integrity looking for pits, cracking, abrasions that would allow water infiltration. Touch up with silicone.
This gasket surrounding your doors and windows creates a seal against the elements and stops heat transfer in the home. Weatherstripping can wear down with time and use. If the door or window’s weatherstripping begins to lose elasticity or fracture, replace the weatherstripping. Additionally, a small amount of super glue can re-adhere the weatherstripping to the units.
Inspect the glass for any cracks, scratches and breakage, water ingress or condensation inside insulated glass units. Areas with extreme temperature shifts or have the presence of high humidity, such as bathrooms, should be inspected regularly. Avoid cleaning glass while it is in direct sunlight, especially tinted and coated surfaces, to prevent streaking. Start cleaning windows at the top of the building and continue to lower levels. Soak the glass surface with clean deionized water to loosen dirt and debris. Make sure no abrasive particles remain on the glass, then apply an approved cleaning solution with a non-abrasive cloth or other applicator. Quickly remove the cleaning solution with a squeegee. Avoid any cleaning product that has a strong chemical base or a high alcohol content, as chemical reactions could damage components. Don’t use abrasive cleaning solutions/materials, or scrapers. And lastly, don’t allow grit or metal parts of cleaning equipment to touch the glass.
